Simple 3 Step Process
The first step is that you send in the property address along with any information you have on the property. The more information, the better our underwriting.
We run the numbers and do our homework. We calculate projected income, expenses, and cashflow. We also look for concerns and advantages to the property.
Within 24 hours we deliver your property's income projections, strengths/weaknesses report, and opinion letter.
This report provides a comprehensive breakdown of the property's calculated income, expenses, returns, and cash flow. It will inform you whether your deal is priced competitively and what you can reasonably expect in terms of profitability.
In this letter, we provide our overall assessment of the property, highlighting what makes it a worthwhile investment or a potential red flag. We outline key considerations, including things to watch out for and the opportunities this deal may offer.
This letter gives you our clear opinion on the property. We keep it straightforward, letting you know if this deal is worth pursuing or if you should be cautious. Our goal is to help you make informed investment decisions.
We specialize in underwriting a variety of properties, including single-family homes, multifamily units with fewer than 100 units, and retail or industrial properties under 100,000 square feet.
You’ll receive a clear breakdown of the deal’s strengths and weaknesses, estimated cash flow, and projected returns. You also receive a free copy of our underwriting spreadsheet and our due diligence checklist.
All of our underwriters have successfully completed over 20 deals and personally own a minimum of 40 rental units. Each underwriter has also undergone a rigorous screening process to ensure they meet our high standards of expertise and professionalism before joining our team. You can trust that you're in capable hands!
You'll have 24-hours from receiving the underwriting to dispute the report. If we find obviously negligence on the part of the underwriter we will refund you the report as well as give you a free credit for an additional report.
