We are a group of seasoned real estate investors with a love of "running the number". We collectively have a portfolio of hundreds of units spread out across the county.

We have underwritten thousands of deals in hundreds of different markets all around the United States. We own short, medium, and long term rentals.

How it Works

Submit Your Deal

The first step is that you send in the property address along with any information you have on the property. The more information, the better our underwriting.

Property Underwriting

We run the numbers and do our homework. We calculate projected income, expenses, and cashflow. We also look for concerns and advantages to the property.

Report and Opinion Letter

Within 24 hours we deliver your property's income projections, strengths/weaknesses report, and opinion letter.

HOW WE ANALYZE YOUR DEAL

We look at your deal, run the numbers on it and tell you if we think it's a good deal or not, simple.

We will analyze your deal and consider the hundreds of factors we look at when buying a rental property. We then deliver a report to you that includes the following:

  • ​Full underwriting that includes projected income, expenses, and cashflow. 
  • ​Report that includes the strengths and weakness of the property.
  • ​An opinion letter that states whether or not we think the property is a good investment.

Underwriting
Report

This report shows the calculated income, expenses, returns, and cashflow of the property. This report tells you if your deal is priced well and home much you can expect to make.

Report

We go over what makes this a great deal or one to avoid. We detail out everything from things to look out for along with opportunities this deal presents.

Opinion
Letter

This letter is our overall opinion of the property. We keep it simple and let you know if this is a deal worth pursuing or something to be cautious of.
